Demolition Permits in Bendigo: Report and Consent, Surveyors and Heritage
Who approves what in Victoria
- Building surveyor. Issues the building permit for demolition.
- City of Greater Bendigo: report and consent (s29A). Required where demolition, over three years, would remove more than half the building's volume, or affect any part of a street-facing facade (including verandahs, chimneys and roof planes).
- Planning permit. Often required in a Heritage Overlay. Council will not give consent if a required planning permit has not been obtained.
- Service authorities. Power, gas, water and sewer are abolished or disconnected by the relevant authorities and licensed trades.
- Asbestos. It must be identified and, so far as reasonably practicable, removed before domestic demolition. Licensed removal is required above 10 m² of non-friable asbestos, and for any friable asbestos.
Heritage in Bendigo
Bendigo has extensive Heritage Overlay areas linked to its goldfields history. Demolition there needs a planning permit, and council may ask for a heritage practitioner report.
